Talk to a Lender and Get Pre-Approved

Consulting a mortgage lender before you begin the home buying process is not only prudent, it can save a lot headache later. It's during this stage that you can learn about loan options, identify any would-be problems, and discover the maximum amount you can borrow for a home mortgage.
Also, here is where you can get Pre-Approved, which is far more valuable to home sellers than just 'pre-qualified' (more on that later).

Home-finding-fact: at this juncture you will have to rely on a real estate agent to view a home that is listed for sale.  The question now becomes, will you rely on the home seller's agent to present the house you're looking at? Present an Offer

Making a strong offer is important to securing the house you want to purchase.  The offer needs to include:
  • Mortgage Pre-Approval Letter: pre-approval differs from pre-qualification in that it shows the home seller that you have already been approved by the lender for the dollar amount being offered for the house
  • Proof of Funds: this is documentation declaring you possess the funds that will serve as the downpayment
  • Purchase Agreement: this spells out the dollar amount of your offer, and the terms that apply
