The 4 Keys to Buying the Right House for You

Talk to a Lender and Get Pre-Approved

Consulting a mortgage lender before you begin the home buying process is not only prudent, it can save a lot headache later. It's during this stage that you can learn about loan options, identify any would-be problems, and discover the maximum amount you can borrow for a home mortgage.
Also, here is where you can get Pre-Approved, which is far more valuable to home sellers than just 'pre-qualified' (more on that later).

Partner with a Real Estate You Can Trust

Aren't homes for sale available for viewing online?  Do I really need an agent to search for homes?

An experienced and reliable real estate agent can be difference between seeing a house you like, and seeing the house you like becomes yours.

When you partner with an expert real estate agent, they can create a personalized search of homes on the market that matches your criteria.  Additionally, an experienced agent will set you up on the MLS (Multiple Listing Service) Portal s you can receive live updates on homes that match your search criteria as those homes enter the market.  The MLS Portal helps save you time from scouring the web on your own, and it allows you to save a list of the properties you want to actually go and see in person.

View the Homes that Peak Your Interest

Now that you've narrowed down the properties you're interested, it's time for the fun part - viewings!  While you're out looking, it is important to keep an  open mind because it is during this part of the home buying process that might find you need to tweak your criteria a little.

Home-finding-fact: at this juncture you will have to rely on a real estate agent to view a home that is listed for sale.  The question now becomes, will you rely on the home seller's agent to present the house you're looking at? Or will the agent you've partnered with be there to show you the house and keep your interests as the top priority?

Present an Offer

Making a strong offer is important to securing the house you want to purchase.  The offer needs to include:
  • Mortgage Pre-Approval Letter: pre-approval differs from pre-qualification in that it shows the home seller that you have already been approved by the lender for the dollar amount being offered for the house
  • Proof of Funds: this is documentation declaring you possess the funds that will serve as the downpayment
  • Purchase Agreement: this spells out the dollar amount of your offer, and the terms that apply
